As you may know, we are already based alongside our sister company, Fulcrum Projects, at BoxWorks — the flexible workspace cluster that relocated to Brabazon in 2024.
BoxWorks hosts a variety of fantastic businesses. Among the organisations already here are our lovely neighbours, including:

These early residents showcase the diversity of uses BoxWorks was designed to support: office-based companies alongside small retail and service-oriented businesses in a shared community environment.
From our office, it has been fascinating to watch the wider Brabazon neighbourhood evolve over the past couple of years. The Spitfire Hangar community hub has opened, incorporating the restored historic Hangar 16U with event space and food & drink facilities, including the new Mokoko Bakery & Coffee. Mokoko serves freshly baked products and coffee from this central hub overlooking Brabazon Park and has become one of the first dedicated social spaces in the emerging neighbourhood.
Beyond these early openings, Brabazon continues to grow, with new housing developments already occupied, the North Filton train station under construction, and further commercial commitments confirmed for the coming years. Among them is a new Waitrose flagship supermarket, one of the first major retail partners announced for the district, scheduled to open in 2027.
All in all, it’s an exciting time at Brabazon, and we feel very lucky to have front-row seats!
